租客疑中伏 單位24小時有噪音可以點算?

租客租屋前去單位實地視察,可以看到間隔試到渠口有無淤塞,但周圍的環境有問題,有時在睇樓時卻未必能察覺到。有租客便在連登討論區上抱怨,說明明睇樓時業主說單位相當寧靜,但入住後卻發現單位嘈到「無覺好瞓」!在這情況下,究竟可否投訴業主?

同病相憐網友有共鳴
樓主的情況的確令人困擾:「當初業主話呢度好寧靜,日日好好瞓,點知住左幾個月飽受噪音滋擾冇覺好瞓過!」,噪音來源包括長期不關門的鄰居,母親經常責罵女兒而女兒又大叫……樓上又24小時敲敲打打,傳來跌鎚仔、跌螺絲聲,敲足幾個月無停過……而樓下的五金鋪,24小時打鐵之餘,幾隻狗又是24小時傳來狗吠聲…樓主形容到達「樓上樓下加對面、360度環迴立體噪音」的程度,形容業主根本作出「虛假陳述」,究竟作為租戶有甚麼可以做?

好快就有同處噪音苦海的網民出來分享,「樓主我同你一樣,住我隔離果個好似揸白卡咁,日日同frd打機爆粗講野勁大聲,大聲到係屋企都聽到佢講野,有時仲要播埋啲垃圾kpop震X到成條走廊都聽到。樓上兩個垃圾日日係屋企跳繩,震X曬成間屋,投訴過好X多次,勸又勸過好X多次,住得耐真係好X躁」。

樓主租屋前業主稱單位好靜,但事實樓上時常傳來敲打聲,鄰居不閂門而兩母女又經常爭執,嘈音到達「無覺好瞓」程度。

樓主稱屋企樓下的五金舖,全日廿四小時都不時傳來打鐵聲,又有狗伏聲,十分困擾。

睇樓留耐啲感受環境
網民認為樓主覺得業主「虛假陳述」的論點,不會成立。「感覺嘅嘢點當虛假陳述?佢覺得靜你覺得嘈點拗!」、「窗口出面寧靜,無錯嘅」。

有網民以食花生的態度,建議樓主以毒攻毒式報復。「樓主如果唔想搬,我建議你每日嘈過佢哋,夜晚開大喇叭播歌,日頭就鑽下野,得閒就行出走浪(廊)找住支棍自己同自己講野!記得唔好帶口罩,個個以為你痴線!玩幾日佢哋再嘈就大聲拍門,話:我知你係入面,快啲出嚟!」、「買devialet phantom 1 炸返佢哋!」

認真的網民就建議樓主下次遇到類似事件,應該找管理處投訴甚至報警。但長遠着想,「真係頂唔住咪唯有傾下提早退租囉,點都要俾多啲錢,好過住唔到落去。」、「租約有寫明賠多幾多個月可以提早退,好人啲嘅就賠一個月」、「簽約有無打厘印,無打唔交兩個月租走人!」,但樓主無奈回應:「死約都未過!賠成年,咪玩啦!」網民惟有建議:「下次租屋前,最好係附近留幾個鐘睇下咩環境」,「下次睇樓,平日、閒日,早午晚去附近感受下先!」

網民建議樓主看看租約,不如提早退租。
